
The Northwest Area Structure Plan (ASP) has been developed to provide a framework for future development on lands generally located between the Town boundary on the north and Highway 3 on the south, and between 30 Street on the west and existing development on the east.
The lands were annexed to the Town in 2018 to provide for a 25-year growth horizon to accommodate future development within Coaldale.
The Northwest ASP is a statutory plan that provides a comprehensive development concept for the lands within the plan area. Development is intended to integrate with the environmentally and historically sensitive areas on the east side of the plan, including the Birds of Prey and Gem of the West, as well as supporting the High School and Recreation Centre, which is currently being developed as the central hub.
The Plan area will accommodate a diverse and vibrant residential neighbourhood that is well integrated with the existing and future amenities through a comprehensive network of trails and open spaces.
