NOTICE OF PUBLIC HEARING for PROPOSED BYLAW 922-P-05-25

Purpose of the Bylaw: To provide alternative regulations for parcels zoned Residential R-1A within the Northwest Area Structure Plan Area, in keeping with the Malloy Landing Outline Plan.

Proposed Amendments: 

  • Reduced lot dimensions for single-detached dwellings
  • Reduced side-yard setbacks from 5 ft (current) to 4 ft (proposed) 
  • Reduced front-yard setbacks for single- and semi-detached dwellings without front-yard off-street parking
  • Restricting Secondary Suites to parcels with rear lane access

Public Hearing Time, Date and Location: May 20th, 2025, at 5:00 pm during the regularly scheduled Council Meeting held in Council Chambers of Civic Square (1801 20 Avenue, Coaldale).

Giving Input on the Proposed Bylaw: Input on the proposed bylaw can be given prior to, or at, the Public Hearing. Written comments can be submitted by email to hailey.winder@coaldale.ca, dropped off at the Town Office (#200, 1801 20 Avenue, Coaldale), or mailed to Hailey Winder at PO Box 1236, Coaldale, AB T1M 1N1. Administration kindly requests that written comments be received by no later than 4:00pm Wednesday, May 14, 2025. 

Viewing the Bylaw: A copy of the proposed bylaw can be viewed on the Town of Coaldale's website (coaldale.engage.civikit.com) or at the Town Office during regular business hours.
